What is the advantage of leasing in a planned home community?
There are various schools of thought on this with valid considerations. Leasing land, however, is not a new concept. Many commercial (restaurants, offices, retail) and residential properties are often on leased land. Leased-land retirement communities are found in several regions such as Florida and Arizona.

When purchasing a house or condo on leased land, your monthly mortgage may be less because the home’s purchase price is lower. Some communities require Home Owner Association fees. Fees vary depending upon the community location and amenities. Pebble Springs does not have a Home Owner Association.

I’ve been told that manufactured housing will lose its value. Is this true?
As one reputable lender said, “location, location, location.” Like with most homes, regional location, community and owner care are key considerations. According to several independent studies, when properly sited and maintained, manufactured housing can receive the same market appreciation as site-built homes. Considerations include:

  • The location and housing market values within the area in which it is located.
  • The community.
  • The initial price paid.
  • Age and maintenance of the home.
  • Inflation rate.
  • Availability and cost of community sites, which reflects the supply and demand that influences its value.

Technological advances allow manufactured and modular homebuilders the opportunity to offer a variety of architectural styles and finishes. Homes are built in a temperature-controlled, covered facility. They are energy efficient and offer numerous options for the buyer. Home building must be compliant to the HUD code that regulates home design and construction, strength and durability, fire resistance, and energy efficiency.
